Mark your calendars, the schedule for the BLB pool party has been set for the following dates: May 19, June 9, July 21, August 18, and September 15 from 4 – 6 PM. Except for the September date, these are potluck events.
We all love our animals, but in the category of creative ideas, how about having your pets “water” the weeds instead of watering and killing the plants. Everyone wins with natural weed killer and expensive plants live to see another day.
This year’s annual meeting was successful with over 30 attendees. We had door prizes from local vendors including Rockwall wine, Almanac beer, and decorative photographic magnets donated by Eddy Lehrer. On the finance front, I reiterated that about 65% of your dues go to reserves and paying off our existing loan. Only 35% goes towards the operating budget covering landscaping, insurance, management company, pool, painting, roads, and general maintenance. Under our current mandate to examine and fix our sewer laterals, as well as sewer mains, homeowners could be facing a special assessment of $10,000/unit. These are still very rough numbers. A change in the CC&Rs could significantly reduce that amount by transferring responsibility to homeowners, to be paid upon sale or after major renovations to the home.
State Farm discussed flood insurance at great length. I would urge all homeowners to discuss their options with their mortgage lender and insurance agent if they are in the floodplain. According to State Farm, you could significantly reduce the cost of insurance by getting an “elevation certificate” from a land surveyor engineer, or an architect authorized by law to provide such a certificate. Although an elevation certificate will not remove your home from the designated floodplain, it may make a significant difference in the rate of increase in your premiums.
